Ceiling Design, Lighting and Flooring

Gypsum and timber ceilings, layered lighting plans, and floors in tile, laminate, SPC and wood.

Typical timeline
1 to 3 weeks depending on the number of rooms
Where
Nairobi and surrounding areas

The ceiling and the floor are the two largest surfaces in any room, and lighting sits between them. Treating them as one job avoids the common Nairobi problem of a beautiful gypsum ceiling with downlights in the wrong place and a floor that fights the colour of the walls. We design and install ceilings in gypsum, PVC and timber, plan lighting in layers (general, task and accent), and lay floors in porcelain tile, laminate, SPC vinyl plank, engineered wood and parquet. All three trades are coordinated by one supervisor.

What is included

  • Ceiling drawings showing levels, coves, bulkheads and access panels
  • Lighting plan with fitting positions, circuits and switch locations
  • Supply and installation of ceiling boards, frames, trims and cornices
  • LED downlights, strips, pendants and wall lights sourced to the plan
  • Floor preparation, levelling and screeding where needed
  • Flooring supply and installation with skirting and transitions
  • Electrician for new points, dimmers and chandelier supports

How the work runs

  1. Photos of the current ceiling and floor, and the room measurements

  3. Drawings, fittings list and quote with the number of lights per circuit

  4. Ceiling first, then electrical, then painting, then flooring last to protect it

Ceilings, lighting and flooring questions

How much height does a gypsum ceiling take?

A flat ceiling needs about 100 mm; a stepped ceiling with coves needs 150 to 250 mm. In apartments with 2.6 m slabs we keep the drop to the perimeter so the centre stays high.

Laminate or SPC: which is better for Nairobi?

SPC (stone plastic composite) is waterproof and suits kitchens, ground floors and homes with pets. Laminate is warmer underfoot and cheaper, and works well in bedrooms and upstairs lounges.

Can you install flooring over existing tiles?

Yes. Laminate and SPC float over sound, level tiles with an underlay, which saves the cost and mess of removal. Doors may need trimming.

Do you do the electrical work yourselves?

We work with a licensed electrician who is part of every ceiling and lighting job. New circuits are tested and labelled at the distribution board.
