A renovation involves at least six trades: demolition, masonry, plumbing, electrical, carpentry and painting, plus tiling, ceilings and glazing on most jobs. When a homeowner manages them one by one, the plumber arrives before the wall is built and the painter before the electrician is finished. Our project management service puts all of them under one contract with a site supervisor who is there every day. We renovate apartments, houses and offices across Nairobi, from a single bathroom to a full strip-out of a four-bedroom house, and we also manage work for clients who live abroad and need photos they can trust.

All renovations projectsPrice guidance
Apartment refresh renovations typically range from Ksh 400,000 to Ksh 1.5 million for a 2- or 3-bedroom unit. Full house renovations start from around Ksh 2 million. Project management on its own is charged at 10 to 12 percent of the works value.
Renovations questions
How are payments staged?
Typically 40 percent on signing to order materials, 30 percent at an agreed midpoint, 25 percent on practical completion and 5 percent after snagging. Stages are written into the contract.
Can I live in the house during the renovation?
For a refresh, yes, room by room. For a full strip-out we recommend moving out for the heavy phase, usually two to four weeks.
What happens if you find a problem behind a wall?
We stop, photograph it, and send you a priced variation before doing anything extra. You approve every change in writing.
Do you get county approvals for structural work?
Where walls are removed or extensions added, we bring in a structural engineer and guide you through the county approval. Purely cosmetic work needs no approval.
Can you manage a project if I am outside Kenya?
Yes. Several of our projects are for clients in the UK, US and Gulf. You get a weekly video walkthrough and a shared photo folder, and payments are tied to verified progress.
