Wallpaper or paint: which is better?

We get asked this on almost every décor visit, usually about the wall behind the bed or the sofa. There is no single winner. Here is how we decide between them on a real project.

Cost

For a single 4 by 2.7 metre feature wall in Nairobi: paint in a deep colour with proper preparation costs roughly Ksh 6,000 to 9,000. Good non-woven wallpaper for the same wall costs roughly Ksh 12,000 to 25,000 installed, depending on the paper. Textured or 3D papers and murals cost more. Over a whole room, paint wins clearly on price.

Look

Wallpaper does things paint cannot: pattern, texture, metallic sheen and large-scale prints. If you want a botanical print behind the bed or a grasscloth texture in a dining room, wallpaper is the only route. If you want a flat, rich colour, paint does it better and can be touched up.

Humidity and sun

Wallpaper needs a dry, well-prepared wall. We do not recommend it in bathrooms, kitchens or any wall with a history of damp, and we always size the wall first. Direct afternoon sun fades printed papers over a few years; paint fades too but is cheap to refresh.

Rentals

Removable (peel-and-stick) wallpaper is the tenant's friend: it goes up in an afternoon and comes down without damage. Painted accent walls are also fine in most rentals as long as you return them to white when you leave. Check your lease and ask the landlord; most agree when asked properly.

Lifespan and repairs

Good wallpaper lasts 8 to 12 years if the wall stays dry. Paint lasts 4 to 7 years before it needs refreshing, but a scuff is fixed in minutes with a tin from the garage. A torn wallpaper panel means finding the same batch, which is often impossible after two years.

Our usual recommendation

Paint for most walls, wallpaper for one wall where you want pattern or texture, and fluted panelling where you want texture that lasts. Our painting and wallpaper service covers all three, and the quote shows the cost of each option for the same wall so you can compare.
